But mora importantly, you have to relentlessly remind yourself to keep a level-headed perspective on the job.I know- easier said than done. But next time something gets to you, try one of these three simple techniques for staying cool, calm, and collected.1. Ask Yourself How Important it IsWhen I find my blood pressure rising and I start to lose my perspective, I ask myself this simple question Will I care about this in five years? As I stare at whatever email Ive just received or whatever presentation Im working on, the answer is almost always a definitive no. Usually, I will have moved on from it in a month.This rhetorical question is not an excuse to become complacent on the job, but it provides me with the outlook I need to step away from my desk when Im feeling agitated, get some fresh air, or boost my blood sugar with a snack. Then, I can return to what Im doing and- with the keen awareness that Im not facing wartime disaster- do my best to keep calm and carry on.2. Dont Take Anything PersonallyI know what youre thinking everything is personal. And its always the sleaziest business executives- at least in the movies- who say things like Its just business dont take it personally.But there i s something you can learn from trying to gain this perspective when youre feeling overwhelmed, attacked, or frustrated. Nothing other people do is because of you. It is because of themselves. All people live in their own dream, in their own mind they are in a completely different world from the one we live in. When we take something personally, we make the assumption that they know what is in our world, and we try to impose our world on their world.Even when a situation seems so personal, even if others insult you directly, it has nothing to do with you. What they say, what they do, and the opinions they give are according to the agreements they have in their own minds.There are times when you may feel like a less-than-friendly email or snappy comment from your boss has something to do with your p erformance. And there are certainly times when this may be the case. But more often than not, the people you work with have their own daily stressors that influence how theyre interacting with the world- things that, as Ruiz points out, have nothing to do with you.3. Feed the Right WolfWe are all vulnerable to something called negativity bias, which means that the bad events of the day are more memorable than the good ones. But just because its our natural tendency to dwell on the negative doesnt mean we cant push back against it.In her book Taking the Leap, Pema Chdrn illustrates the negative and positives sides of ourselves as two hungry wolves fighting in our hearts. She asks readers to think of the wolf who wins the fight as the wolf who we choose to feed.Most of us have gotten so good at empowering our negativity and insisting on our rightness that the angry wolf gets shinier and shinier, and the other wolf is just there with its pleading eyes. But were not stuck with this way of being. When were feeling resentment or any strong emotion, we can recognize that we are getting worked up, and realize that right now we can consciously make the choice to be aggressive or to cool off. It comes down to choosing which wolf we want to feed.You can choose to focus on the minor frustrations of your day- or, you can choose to focus on finding meaning in your work. This can feel impossible when youre consumed by something on the job, but try to pause and reflect on whats really important to you. In that moment, you may be able to channel your energy in another direction- to switch gears and work on a project you really care about or to simply take a moment to remind yourself what you appreciate about your job.Work will never be free from stressors or annoyances, but youre always in a position to manage how well you handle them. Your first reaction may be to hit the job boards and start shooting your resume over to friends, hatching a plan to get out of there as soon as you can. But just because you suffered this (major) setback doesnt mean you need to jump ship. Nearly everyone has been overlooked for a job they deserved, and many have come back stronger and more successful. These four steps will help you get over the rejection youre facing so you can continue kicking butt at your job 1. Redirect Your Negative EmotionsIf you dont feel at least a bit emotional after losing out on a promotion, then you have better composure than most. But for many of us, that moment can be tough to swallow, and its perfectly normal to feel flustered. Although you might be fuming, its important that you take a step back from the situation and give yourse lf the opportunity to cool off before doing anything else. You certainly wouldnt want to lose control and torpedo the professional reputation youve strived so hard to build before youve had to the chance to gather all the facts. A couple years ago, I was passed over for a promotion when- in my mind- I should have been a shoe-in. Trust your gut, if you sought feedback and something smells fishy or doesnt add up, then youre probably right in considering outside options. Thats why its so important to go to the source to get to the bottom of it. For me, I took the feedback to heart and worked on some areas I was lacking so that I wouldnt be denied a second time. The same position opened up four months later, and I got it. But I also had a contingency plan in place in case I was denied the promotion a second time. Id already thought about my next career move. At first, getting passed over for a promotion can feel like an impossible-to-overcome roadblock in your career path. But by learning as much as you can from went wrong and staying resilient, you can turn a negative into a positive thatll help you land the next one.

This is how to determine if you're in the right job This is how to determine if you're in the right job A mentor once told me that a quick way to know if you are in the right job is to count the number of good and bad days that you have at your current job. If the good days outweigh the bad days by a long shot, they you are probably in the right place.While I like that as a quick test, it does not get at the heart of the matter. Is this the right job for me now and in the future. I think it takes time, introspection and willingness to ask yourself difficult questions to know if you are in the right job. Some people fall into the job that they are in by chance and some people intend to do what we are doing. Either way, you may or may not be in the right job for you.Here are a few suggested questions that you can ask yourself to help evaluate your current job and if it is right for you. Be honest with your answers and patient as you may not be able to answer everything right away. How motivated are you to go to work everyday? Am I passionate about the work I am doing? Do I feel I can make an impact? Is the work challenging? Am I learning and growing? Do I aspire to take on more responsibility and/or be my manager one day? Do I enjoy working with the people on my team and at my company? Do I align with the values at the company? Questions 1, 2 3 help you assess if you are enjoying the work and feel you are accomplishing something.Questions 4, 5 and 6 give you a sense if there is a future for you at the company and whether you aspire to invest the time to get there.Questions 7 8 help you see if you are a fit for the team and the company. It is important that you feel comfortable to bring your whole self to work. Not enjoying the team you are on or feeling friction with company values can be a sign that this is not the right place for you. The more someone feels comfortable in their work environment, the more they can contribute and have impact.After you go through this exercise of self reflection, It can be helpful to check in with a mentor or someone that knows you well like a friend or family member. They can offer different perspectives or help remove a blind spot for you.I have had a few notable experiences where someone has shared feedback that suggested I was not in the right job and should consider o ther options. It was overwhelming at first because I was quite comfortable in my role ( or at least I thought I was). In hindsight, I know it was the best feedback that I had ever gotten because it lead me to the next opportunity that was even better than the current one. It turned out that when I was doing my self reflection and answering the questions above, I was not being honest with myself. Do you want to get the life of your dreams? These hopes may be your queue to look for a mining job. Metal and mineral resources prices are booming. But before you start searching for a mining job, here are ten things to consider. Mining Jobs Are Only Found Where There Is Mining This sounds pretty obvious, but if you are not currently living in a mining area of a mining country, you will have to move there and get yourself used to a very different environment. Mining areas are usually located in remote regions. There you might face high altitudes, icy and snowy climates, deep tropical forests, or even expansive deserts. Should you get a job in an underground mine, your working conditions may include heat, noise, darkness, and humidity. Despite the huge progress made to grant miners fair living conditions, mining camps or mining cities are not always fun. There are some exceptions though. You can start your career at the corporate office of a mining group in London. This really depends on your profile and the kind of job you would like to find. If you are an engineer, be prepared to go on the site. The Mining Industry Works Around the Clock The mining industry is always on. The miners usually work long shifts of 10 to 14 consecutive days, with some days off between shifts. The remote location of the mining operations requires some miners to remain in the mining camp for months before going back home. A typical 12-hour shift might also be hard to stand especially underground. Good health, psychological strength, and stamina are essential. Most Mining Jobs Are Qualified to Highly Qualified Jobs The young guy starting as a helper to experienced miners and learning skills on the job tends to be an image of the past. The increasing complexity of the mining process and involved technology nowadays requires a much higher level of skills, including computer literacy. As a result, most of the mining groups will more likely hire recently graduated students from high school programs in mining or technical school programs in mine technology. Such schools and program are usually located in mining areas, which also give future workers the opportunity to get used to a mining environment and benefit from professional training opportunities. The Industry Is More Dangerous and Unhealthy Than Others As stated by the US Bureau of Labor Statistics in the 2010-2011 Career Guide to Industries: “Working conditions in mines, quarries, and well sites can be unusual and sometimes dangerous. (…) Workers in surface mines, quarries, and wells are subject to rugged outdoor work in all kinds of weather and climates, though some surface mines and quarries shut down in the winter because snow and ice covering the mine site makes work too dangerous. Surface mining, however, usually is less hazardous than underground mining. (…) Underground mines are damp and dark, and some can be very hot and noisy. At times, several inches of water may cover tunnel floors. Although underground mines have electric lights along main pathways, many tunnels are illuminated only by the lights on miners hats. Workers in mines with very low roofs may have to work on their hands and knees, backs, or stomachs, in confined spaces. In underground mining operations, unique dangers include the possibility of a cave-in, mine fire, explosion, or exposure to harmful gasses. In addition, dust generated by drill ing in mines still places miners at risk of developing either of two serious lung diseases: pneumoconiosis, also called black lung disease, from coal dust, or silicosis from rock dust. These days, dust levels in mines are closely monitored and occurrences of lung diseases are rare if proper procedures are followed. Underground miners have the option to have their lungs x-rayed on a periodic basis to monitor for the development of the disease.” Higher prevalence of HIV infection also impacts miners, especially those who work in Africa. Not considering illegal mining, dramatic accidents regularly reported by the news remind us that mining industry (open-pit or underground) is relatively more dangerous and unhealthy than other industries. On-site or off-site explosives manufacturing is a typical example of a high-risk job. Restrictive legislation and safety rules (some being unfortunately issued in ?reaction to an accident, as occurred after the Upper Big Branch Mine disaster), compulsory personal protective equipment (PPE), together with a lot of educational efforts have been done to prevent such accident and mitigate the risks. In order to tackle identified aggravating factors, most mining sites have a zero tolerance policy on alcohol consumption and perform regular random drug tests. Mining Jobs Are Not Only for Men Mining is a historically male-dominated industry (even worst: women were believed to bring terrible luck in underground mines!) but things are changing. Associations like Women in Mining “promote the professional development of women working in the sector - worldwide - by offering a website with relevant content to enhance womens knowledge and possibilities.”  (source: WiM website) In Australia, women represent 20% of the mining workforce. In Canada, their participation has increased steadily from just over 10 percent in 1996 to 14 percent in 2006. A gender pay gap still exists but is not that specific to mining. All Kind of Jobs Are Available All kind of jobs are available from secretarial work to driving and from IT to a financial clerk. Obviously, engineers and technicians are the most common jobs available. Technical Jobs in Mining Are Specialized Either for Underground or Open Pit Open pit mine is not underground mine and vice versa. People are specialized. The culture is also different as well as many aspects of the job and of the safety surrounding the job. New kinds of jobs are coming up with undersea mining development. Here again, a specialty will develop from standard mining fundamentals. High-level jobs for sure, but rewarding ones. Miners Are Well Paid Coopers Consulting and PWC released in September 2011 the latest Mining Industry Salary Survey. The survey reports that a recently graduated Canadian mining engineer starts his career at 70 000 $. His salary will reach 75 000 $ after one or two years of experience. Australia is also short in engineering workforce, especially in the drill and blast area, and offers attractive packages. It is used for tracking purposes by both the label and the distributor. It is composed of numbers and letters, and sometimes a symbol such as a hyphen. There is no standard length or nomenclature.? Where to Find Music Catalog Numbers Catalog numbers are typically printed on the spine of a CD or DVD and on the back of record sleeves, but you sometimes youll find them in other places on the artwork They might also be found on the CD and the info label on the record or inscribed on the disk itself. They might be found on the CD sleeve next to the UPC barcode. If you generally buy your music digitally, you may never see the catalog number for a release. For example, the iTunes store does not list the catalog number for releases. They instead have their own ID numbers that are included in the URL to the item in the iTunes Store. Similarly, on Amazon.com you will see the ASIN number, but that is not the catalog number. How Music Catalog Numbers Are Assigned There is no requirement for a release to have a catalog number, and there is no governing authority that determines how the numbers should be issued. This is determined by each music label for its own purposes. There arent any rules as to how a label decides to set its catalog numbers, but once you develop a system, it makes sense to stick with it. Catalog numbers typically include both numbers and letters. Often, some portion of the record label name  is combined with numbers that signify the number of the release for that label. Examples of Music Catalog Numbers For instance, label XYZ might assign their first release the catalog number XYZ01, their second release XYZ02 and so on. In this way, you can often trace a labels history by looking at their catalog numbers. Sometimes, labels opt for starting out with higher numbers so they look more experienced- ie, XYZ125 for their first release- and sometimes labels choose letters that have nothing to do with their label name. Again, there are no rules. As long as the numbers help the label and distributor track releases, anything goes. Some labels issue catalog numbers that match the numbers on the barcode, other than the check digit. They can include spaces and punctuation that arent in the barcode. When labels release music in different formats, sometimes they manipulate the catalog number in some way so that it also indicates if the release is CD, 7, 12 and so on, but not always. One example of a record label that used catalog numbers in a creative way is Factory Records, who assigned a number to just about everything they did, including gig posters and even a lawsuit (FAC61 is a lawsuit between Factory and Martin Hannett). When Factory Records boss Tony Wilson passed away, his casket was given the number FAC501.

What starts as a one or two day struggle can quickly balloon to weeks and even months. We may need an awakening - some change agent that provides a spark to get us going. After all, when our approach isn’t working, it’s a wise idea to shift course and try some alternatives. This is how we grow.I’ve found myself in a springtime funk, partially set on by allergies and fueled by some struggles with doubt. I’ve found myself playing the “What if” game a bit too much about future plans. This is common and to do so is human. To some extent, we all fear the unknown and we can all get concerned about what’s coming up next in our lives.The difference between those who live with greater mental health and clear mind and those who struggle with clarity is the conscious choice to focus energy on the moment and immerse yourself in the things that matter most to you. When we stop living for toda y and for the causes, things and people that we love and inspire us, we wander and drift toward worry about the future.You’ve probably gone through a rut or down period before. Finding myself in the midst of one, I felt compelled to better understand why I got here. And better yet, what to do about it. I turn to research, empirical evidence and making sense of my own experiences during these times. I also find it’s better to talk things out and think big picture about the life we truly want. Not what we fear or what we think we want.I’ve synthesized my thoughts and provided five ways all of us can eliminate the time of each down period or rut we go through, and to power forward with the advantage of lessons learned and personal growth. Here are five ways to become more productive and happier mentally by minimizing these downtimes:1. Change your surroundingsMany of the toughest, most critical decisions that I’ve made in my life have come after a time of self-reflection or sim ple relaxation. Time where I got away from my primary surroundings and allowed new, fresh information and thoughts to enter my mind. I needed this geography shift. It served as a mental cleansing and re-calibration of my thoughts and desires.One way to grow in this area is simply by spending some time outside in nature, particularly in solitude. Take this thought from a study by Stanford University professor, Gregory N. Bratman: “In a study, led by Bratman, time in nature was found to have a positive effect on mood and aspects of cognitive function, including working memory, as well as a dampening effect on anxiety.” Source: Stanford University2. ExerciseWe should never underestimate the importance of physical exercise. This includes cardiovascular exercise, weight lifting, and any methods we can take to increase our heart rate, improve our muscular strength and push ourselves to new physical limits. This helps us increase our energy, which is vitally important for living a more focused, successful life.Dr. Scott McGinnis, assistant clinical professor of psychiatry at Harvard Medical School found the following: “Regular exercise associated with a reduced risk of depression and anxiety … it slows cognitive decline and may reduce the risk of dementia. “There is good evidence that exercise behaves like medicine to improve brain health and thinking skills.” 3. Talk it outWe benefit tremendously when we talk about our issues, feelings and emotions with someone we trust. In my life, those people have been my wife, my mother, brothers and father. I’ve been blessed to have a great support system of family. For you, it could be those people, but it could also be a friend or trusted adviser in academia or the workplace.There’s immense therapeutic value and growth waiting for us when we open up about our problems. We’re interdependent creatures meant to share our experiences and situations with others. Not only will we grow, but in the process we can help others grow. Don’t internalize your situation at the risk of your mental well-being. That’s not smart or tough. It’s foolish.4. Get checked outSometimes, our stubbornness or lack of action gets in the way. We may be experiencing something physical, mental, emotional, social. Could be that something else is bogging you down. If you never ask or seek help, you’ll never know. We we re never meant to have all the answers or cures ourselves. We need others to objectively ask us questions and understand how to help us.Having the discipline to take the first step to get help is the sign of a courageous, growing person. In fact, it’s within this idea for seeking help that we are able to ascertain the importance of what is truly good for us, and why it’s so important to resist things that are bad for us. These bad things included wallowing in doubt, fear or continuing down bad thought paths due to a rut or downtime.“According to a 2015 study out of Florida State University, participants with lots of willpower - the ones who said they have “iron self-discipline” and resist things that are bad for them - also take more steps to minimize the temptation they encounter in daily life. Brush your teeth, walk the dog, make your breakfast, etc. Then you’re out the door. Do you have a game plan? Do you take the time to ask yourself whether your routine is actually working? It may or may not coincide with the jurisdiction in which the parties reside. The Residential Tenancy Agreement will be governed by the laws of the jurisdiction where the property is located. Why isn't a verbal residential tenancy agreement sufficient?The problem with oral agreements is that they can be difficult to enforce. If a dispute arose, a court would have to hear evidence and decide whose version of the truth to accept. If there is a written agreement, courts will generally be obligated to uphold the terms of the written agreement even if they don't agree with them. What is addressed in a residential tenancy agreement?A Residential Tenancy Agreement typically addresses the following: the type of property being let; the address of the property being let; the term of the tenancy and whether the tenancy is fixed or periodic; the amount of rent payable, how often and when the rent should be paid; and the provisions of any bond. In addition, a residential tenancy agreement may also identify the following: taxes that are payable by the tenant; landlord improvements and signing incentives; tenant improvements and signing incentives; landlord and tenant repair obligations, who will pay for what utilities; whether the tenant can assign or sublet the property: notice provisions for termination of the tenancy; and insurance provisions. What makes a residential tenancy agreement different from a commercial property lease?A residential tenancy agreement is a tenancy agreement for your home. Governments have recognised the sanctity of the home and have extended increased protections to tenants by enacting laws ensuring a minimum set of rights for tenants. A Residential Tenancy Agreement cannot take away these basic tenant rights. How long do the tenant and landlord have to sign the tenancy agreement?The tenant must return a signed copy of the tenancy agreement within 5 days of receiving the agreement. Once the landlord receives the signed tenancy agreement from the tenant, the landlord then has 14 days to sign the agreement and provide the tenant with a copy. The PartiesWho are the parties to the tenancy agreement?The parties to a tenancy agreement are the lessor, also called the landlord, and the lessee, also called the tenant. The lessor owns the property and allows the lessee to use the property in exchange for monetary payments called rent. Who is the landlord's agent?The landlord's agent may be anyone who looks after the property for the landlord. An agent may be the landlord's friend, a landlord's family member or a landlord's real estate agent. Landlords are usually held responsible for their agent's actions. What does ACN mean?Under the Corporations Act 2001, every company in Australia is issued with a unique, nine-digit number. This number is referred to as an Australian Company Number (ACN) and must be shown on a range of documents. The purpose of the ACN is to ensure adequate identification of companies when transacting business. New companies are issued with numbers by the Australian Securities Investments Commission (ASIC) upon registration. What are the landlord's obligations?The landlord's obligations are defined by the terms and conditions contained in the tenancy agreement and the laws specific to where the property is located. The most important obligations of the landlord include providing the tenant access to the property and allowing the tenant peaceful enjoyment of the property. The legal owner of the property also has obligations to maintain the property to minimum standards. What are the tenant's obligations?The tenant's obligations are defined by this tenancy agreement and the laws specific to where the property is located. The most important obligations of the tenant are to pay rent on time and not to cause damage to the premises. What if I don't know one party's name or contact information?A blank space will be provided in the form that can be filled in later if you are missing information about one of the parties. We recommend, however, that you attempt to make the contract as complete as possible, for greater certainty. What happens if I breach a term of the tenancy agreement?If you breach a term of the tenancy agreement you are responsible for correcting it. If you are the tenant, this may involve you paying money to fix any problems caused by yourself or your guests. If you do not voluntarily pay to correct the breach you can be sued for damages sustained as a result of the breach and/or possibly evicted by the landlord. The PremisesWho can live in the premises?Only tenants and people listed as occupants may reside in the premises. The landlord must be informed and approve of any change to the list of permitted tenants. Children born or adopted while the tenant lives in the premises are automatically added to the tenancy agreement as occupants. Also, each jurisdiction may restrict the number of tenants/occupants in the premises if that number violates health or safety standards for housing. Health and safety standards are typically expressed as 1 person per X sq. metre. The standard varies from jurisdiction to jurisdiction so if you are concerned, check with your local housing/public health authority. What is a basement suite and how does this differ from renting a room?Typically, letting a room or a basement suite means you are sharing an accommodation with the landlord. A basement suite is a self-contained dwelling unit complete with its own kitchen, bathroom, and living area. Most tenants of a basement suite use a separate entrance to enter the house than the rest of the occupants. If you rent a room, you will likely share either the kitchen or bathroom with the landlord. What are body corporate bylaws?A body corporate is the group of all the owners of lots or units which share common property. The body corporate bylaws refer to the set of rules governing the internal management of those lots. The bylaws may specify rules relating to noise, parking, behaviour of guests, pets, garbage disposal and the use of common property. The bylaws are sometimes referred to as a Community Management Statement. Tenancy Agreement TermWhich tenancy agreement term should I use?LawDepot allows you to choose from 2 main types of tenancy agreement terms. Fixed End Date - A tenancy agreement with a fixed end date gives certainty of term for both the landlord and the tenant. It specifies the exact day the tenancy will end. The advantage here is that neither party has to give notice to terminate the tenancy agreement, it simply ends on the specified date. During a fixed term tenancy agreement the landlord cannot increase the rent, or change any other terms of the tenancy agreement unless he specifically reserves the right in the agreement, and the tenant agrees to the changes. Periodic - A periodic tenancy will continue so long as neither party wishes to terminate the tenancy agreement. To terminate the tenancy agreement the landlord and tenant must give notice of their intention to leave as specified by statute. A landlord can raise the rent, or change the terms of the tenancy agreement in these types of agreements by providing proper notice as required by statute. At the end of the notice period the tenant must move out or the landlord can start eviction proceedings against them. What happens when a tenant tries to terminate a fixed term tenancy?Typically when a tenant agrees to a fixed term tenancy, usually for either 6 months or 1 year, the tenant is agreeing to be responsible for the rent for that period of time. If the tenant vacates the premises prior to the end of the term of the agreement, the tenant will typically still be responsible for payment of rent for the entire length of the lease (provided the tenancy is not in a jurisdiction that allows the tenant to give notice to prematurely end a fixed term tenancy). Typically, if the Landlord is able to re-rent the premises prior to the end of the lease of the breaching tenant, the breaching tenant is no longer required to pay rent as the landlord cannot collect double rent for the premises. In addition, some leases may contain penalty clauses whereby the tenant is required to pay re-rental fees to cover part of the cost of the landlord having to re-rent the premises. However, the amount of the re-rental fee has to be reasonable and must be a pre-estimate of the damages that the Landlord will suffer in having to re-rent the premises early. What happens when the tenancy agreement term expires?The expiry of the tenancy agreement does not necessarily terminate the rental arrangement. If a Periodic term is selected, the tenancy agreement will automatically renew based on the same terms as the first tenancy agreement, unless it is varied by giving proper notice as required by statute. So a Periodic monthly tenancy agreement that continues for one year is actually 12 separate, automatically renewing tenancy agreements. The tenancy agreement will continue to renew automatically until one of the parties wishes to terminate the tenancy agreement (by giving proper notice as required by statute). If a Fixed term is selected, the leasing relationship may still continue after expiry if both the landlord and the tenant wish it to. In some jurisdictions, statute dictates that it will become a Periodic term tenancy agreement, usually of the month-to-month variety, though this may vary. In other jurisdictions, the Fixed term tenancy agreement may become a tenancy at will or a tenancy at sufferance when it expires, which lasts only as long as both parties wish it to, and is not subject to as much legal protection as a Periodic tenancy agreement. If you wish to terminate all rights under a Fixed term tenancy agreement as soon as the tenancy agreement expires, you must serve proper notice before the end of the tenancy agreement term, in accordance with local statute. RentCan the landlord increase rent?For fixed term tenancies, landlords can increase rent if they have provided specific terms in the tenancy agreement allowing for rent increases. If the tenancy agreement allows for rent increases, then the landlord must provide the tenant with at least one month's written notice before increasing the rent. For periodic term tenancies, landlords can always increase the rent. The landlord must provide the tenant with 2 month's written notice before increasing the rent in a periodic term tenancy. Can a tenant challenge a rent increase?If the tenant disagrees with the rent increase the tenant should first discuss the situation with the landlord. If the tenant cannot come to a resolution with the landlord, the tenant can contact the Residential Tenancies Authority for assistance with dispute resolution. The tenant must apply with the dispute resolution request within 30 days of receiving notice of the rent increase. If dispute resolution proves unsuccessful, the tenant can apply for an order from the Tribunal. The Tribunal may consider the following: the range of market rents usually charged for comparable premises; the proposed increased rent compared to the current rent; and anything else the Tribunal considers relevant. NoticeHow much notice do I need to give to terminate a tenancy?In most jurisdictions, there is a minimum period of notice required by statute. The tenancy agreement can specify a notice period longer than the legal minimum, but it cannot specify a period shorter than the legal minimum. If it does, the legal minimum notice will still be required. You should consult the governing statute for these legal minimums as they will vary according to jurisdiction and the type and length of the tenancy agreement. What is notice to enter?A landlord usually does not have the right to enter a rented apartment suite unless there is an emergency, for example a fire or gas leak, or unless the landlord gives the tenant proper notice as defined by statute. So long as the proper notice is given, a tenant cannot refuse entry to a landlord. What should I do if I do not want to renew my tenancy agreement?You must provide proper notice to the landlord that you do not intend to renew the tenancy agreement, before the tenancy agreement expires. Notice must be given a certain amount of time before the tenancy agreement expires, as dictated by statute in your jurisdiction. This amount of time is called the notice period. Typically, the notice period is one month for leases with a term of one month or less, and two or three months for leases with a term of more than one month, but this will vary according to the jurisdiction. You should consult the governing statute for the jurisdiction the property is located in to find out the required notice period for your tenancy agreement. Where can I get the Notice to Leave (Form 12) and Notice of Intention to Leave (Form 13)?These forms are available from the Residential Tenancies Authority. You can get the Notice to Leave (Form 12) by clicking here. You can get the Notice of Intention to Leave (Form 13) by clicking here. What is the minimum amount of notice to be given when terminating a tenancy?For fixed term tenancies, the tenant must give the landlord a Notice of Intention to Leave (Form 13). However, if the landlord wants the tenant to move out, they must give them a Notice to Leave (Form 12). Either form must be given at least 14 days before the tenancy agreement ends. The notice period can't end before the date when the tenancy agreement ends. For periodic tenancies, parties can terminate the tenancy at any time provided they give the appropriate amount of notice. Tenants must give a Notice to Leave (Form 12) at least 14 days before they wish to leave. If the landlord wants the tenant to leave, the landlord must give a Notice of Intention to Leave (Form 13) 2 months before the tenancy will end. Bond and DepositsWhat is a bond/security deposit?A bond/security deposit is a sum of money the tenant pays to the landlord to guarantee that the tenant will fulfill all obligations under the tenancy agreement. The landlord holds the security deposit in trust for the term of the tenancy agreement to ensure that the tenant does not default on the terms of the tenancy agreement or otherwise damage the property. Should the tenant damage the property (normal wear and tear excluded) or if the Tenant has not paid rent, the landlord is entitled to recover the amount owing from the security deposit. Usually the tenant must provide the landlord with the security deposit at the start of the tenancy agreement term. At the end of the tenancy agreement term, the tenant will receive the deposit back minus any deductions for repairs/restoration. Please note: in some jurisdictions, a landlord is not allowed to ask for a security deposit. In other jurisdictions, a landlord may require both a security deposit and other types of deposits (for example, a pet damage deposit). You should review the governing legislation for the location of the property to make sure the type of deposit is allowable. What is the maximum amount of bond/security deposit?In Queensland, the maximum security deposit that a landlord can ask for is the equivalent of four week's rent if the rent is $500.00/week or less. If the rent is more than $500.00/week, there is no limit on the amount of bond that can be taken. What should the landlord do when accepting a bond?When the landlord accepts a bond payment from the tenant the landlord must: give the tenant a receipt for the bond money straight away; fill in a Bond Lodgement (Form 2) - the tenant needs to sign this form; and send the bond money to the Residential Tenancies Authority within 10 days of receiving the bond. What will the Residential Tenancies Authority (RTA) do with the bond?When the RTA receives the bond, the RTA will send an official receipt containing a Rental Bond Number. This number should be used if the parties ever wish to contact the RTA regarding the bond. The RTA will hold the bond in trust for the tenant. Provided the landlord makes no claim for the bond, the RTA will pay back the bond to the tenant when the tenant moves out. When can the landlord deduct from the bond/security deposit?The landlord can deduct from the bond/security deposit when the tenancy ends and the tenant owes the landlord money for either unpaid rent or damage to the premises. The landlord generally cannot deduct for reasonable wear and tear on the premises, (i.e. wear and tear that occurs just from living in the premises). The landlord can deduct for stains on the carpet or countertops, large holes in the wall, and missing appliances and other such things that are beyond reasonable wear and tear. Condition ReportWhat is a condition report?Prior to moving in, the tenant and the landlord should walk through the premises and write down any existing damage. This written account is called a condition report. The landlord and tenant should both get a copy of this report. It is also a good idea to take photographs or a video of the condition of the premises. This will assist in interpretation of the a condition report if there is a dispute at the end of the tenancy. In some jurisdictions, a condition report is also required upon moving out, as a condition for the landlord to make a claim against the tenant's security deposit/bond. Why do I need a condition report?A condition report will help to prove what damage was caused by the tenant for purposes of deducting the amount to fix the damage from the bond. What needs to be considered when filling out a condition report?The following should be considered when filling out a condition report: The landlord and tenant should complete the condition report prior to the tenant moving in. If this is impossible, the landlord can complete their part of the report and then give the tenant the form to complete. The landlord must give the tenant the condition report either when they give the tenancy agreement for signing or on the day that the place is available for the tenant to move in. On the form, the landlord will indicate the condition of the premises (e.g. whether items are clean, undamaged and working). If the tenant agrees with the landlord's assessment, then they should sign the form. If the tenant disagrees with the landlord's entries they should the tenant should record their comments on the form. The tenant must complete and return the condition report within 3 days after they have been permitted to move in. Photos and video may be used to supplement the condition report. The condition report should be kept in a safe place. The condition report provides evidence of the condition of the premises at the start of the tenancy and it may help resolve any dispute which may arise. Where can I obtain a copy of the condition report form?Copies of Entry Condition Report (Form 1a) can be obtained from the Residential Tenancies Authority. You can obtain their form by clicking here. MiscellaneousWhat is an assignment and how does it differ from a sublease?Assignments and subleases both occur when the tenant gives his/her rights under the tenancy agreement to a third party. A sublease or an assignment typically requires the consent of the landlord. An assignment occurs when the tenant gives to a third party all of his or her remaining rights under a tenancy agreement for the entire term of the tenancy agreement. If a tenant assigns property and the landlord consents to the assignment, that tenant no longer has any rights to the property nor any obligations to the landlord. In a sublease the tenant can transfer a portion of the leased space (e.g. a room in a house) or a portion of the tenancy (e.g. for 5 of the remaining 6 months of the tenancy agreement) to a third party. The original tenant retains whatever rights under the tenancy agreement he or she has that were not transferred to the third party, and also retains most of his or her obligations under the tena ncy agreement. The original tenant can still sue and be sued by the landlord for lease violations. What are signing incentives?Signing incentives are bonuses the landlord gives to the tenant, typically for either signing a tenancy agreement or signing a fixed term tenancy agreement. They may include free month's rent, or a rent decrease for the months of the fixed term tenancy. If the tenant breaches the tenancy agreement, these incentives may have to be paid back to the landlord. Why do tenants need insurance? Doesn't the landlord already have it?While the landlord typically has insurance, it usually covers only the landlord's assets and liabilities. If you want coverage for your personal belongings or for your own negligence, you need to have renter's insurance. What coverage you want should be discussed with an insurance agent. What is meant by the Act?The Act refers to the legislation governing residential tenancy agreements in your jurisdiction. After you select the Location of Property when you are filling out the Tenancy Agreement Details, you will see a link beneath your selection to the governing legislation for the jurisdiction you have selected. It is not necessary to specifically state the name of the Act in your contract, as the relevant legislation is satisfactorily identified by the severability clause of your tenancy agreement. What does the clause other charges will be treated as rental arrears mean?Some rental contracts contain payments other than rental payments. For example the tenant may be required to pay utilities bills, or NSF charges, late fees or other charges. If these charges are not paid by the tenant, the landlord may treat these unpaid amounts as non-payments of rent and start eviction proceedings against the tenant for non-payment of rent. If this clause was not in the contract, the landlord could not treat a failure to pay these bills as a non-payment of rent and could not start and eviction process as quickly (or at all in some cases). What happens if I sign a tenancy agreement but cannot move in or take possession?When you sign a tenancy agreement, you are promising under contract that you will pay rent to the landlord. This is a legal obligation that courts take seriously. You may be liable to the landlord for loss of revenue that the landlord suffers as a result of you not paying the rent, even if you have a good reason for not being able to take possession. In some situations it may be less costly for you to simply take possession and immediately serve notice that you will be vacating as soon as the notice period expires - it may sometimes be better to pay for one or two months' rent than to go to court and be forced to pay more. Because this is a complicated situation, you may wish to contact a qualified lawyer in your jurisdiction, especially if large sums of money are involved. You should inform your landlord immediately of the situation, so it cannot later be claimed that the landlord suffered losses as a result of not knowing that you were not going to move in. You may also wish to contact your local Residential Tenancies Board or government agency who oversees landlord/tenant disputes to find out the extent of your liability, which may or may not be limited by statute.

Well then you’re one big escapist. This phenomenon, popularly known as resume blast, has been common for quite a while now. Although it makes the work of the job seeker real simple, job providers have developed a serious aversion to it. They’ve learned to ignore such resumes making your job search a futile exercise. So at times when you’re unable to track down what might be the cause of your rejection, make sure you don’t ignore the constant ditto resume forwards you do to each employer. Think of it this way. If you seriously care about someone, don’t you bother to write a personal note or message for them? So why ignore your prospective employers? Think of your employer as one of these people who are going to play an important part in your life and write to them as if once they read they’re convinced that you’re the person who’ll make their organisation complete. Essentially what I’m trying to say is that you need to start writing personalized resumes for each employer whom you want to work for. No matter how corporate a writing a resume sounds, also, no matter how much mechanically it is treated with respect to the function of merely conveying information, an all-encompassing resume will take into account who’s going to be the prospective reader of the document. So the question now is what do you do to make the resume-reading-experience for your hirer special? With personalized writing I mean the person who’s going to read your resume has to feel that he/she has been given priority. You have to speak the same dialect that they expect you to speak, but still manage to convey what you essentially have to. This doesn’t mean at all that you don’t maintain your individual identity and uniqueness of your personality going too far flattering your employer. What’s going to work magic will depend on how industrious you are. You need to actively edit your resume, make modifications, additions and subtractions just to make sure your document suits the requirements of the position at which you’re going to work. Your skills cannot be at disjunction with each other. You cannot look for a managerial job when your skills section says you’re a good editor or something totally random. Things have to be re-organized themselves between skills, hobbies and abilities. You’re still going to be the same person but in a different format. Similarly, your job seeker may not be very pleased with your experience in guitar training when you’re looking for the job of a store manager. Relevance has to be strictly taken care of. You need to present before the employer what exactly he’s looking for. But while you’re doing so, make sure you’re not just making up information just because all of it has to sound relevant. Psychoanalysing your employer comes only after you psychoanalyse yourself. You first need to know where you belong and then things will fall into place much easily. So don’t just throw arrows in the air, instead aim and shoot. Don’t make one resume for all employers, but make one for each of them.
